variance requested is for 24% over the bulk area permitted. Patterson Town Code §154-4 also states that a private garage cannot exceed in height the height of the principal structure. The existing dwelling is 16 ft. in height; proposed garage will be 25.8 ft. in height; variance requested is for 9.8 ft. in height. Patterson Town Code §154- 27B(4) forbids garages from be located in front of the principal dwelling; variance requested is to allow for the construction of a garage in front of the dwelling. Town Code limits freestanding signs to advertising only the use of the premises on which they are located; sign is located on a separate parcel than the use it will be advertising; variance requested is to allow the sign to advertise for a use that is not principal to the subject property. Town Code also limits freestanding signs to a maximum size of 25 sq. ft.; proposed sign will be 62.4 sq. ft. in size; variance requested is for 37.4 sq. ft. in sign area over what is permitted.
